The residential landlord chargepoint grant is open to private landlords, social housing providers, public sector organisations and property management companies. It pays 75% of the cost of buying and installing each socket, capped at £500, and you can claim it up to 200 times.

The part most people miss is the EV infrastructure grant. That's a separate pot of up to £30,000 per site covering the groundworks, ducting and supply cabling needed to get power into a car park in the first place — and it can be claimed alongside the chargepoint grant, not instead of it. On a block with a car park, that's usually the difference between a scheme that stacks up and one that doesn't, because the trenching and the supply are where the money goes.

Timing

Funding is confirmed to 31 March 2027. OZEV also state plainly that funding is limited and that they reserve the right to change or end a scheme, aiming for around four weeks' notice. A portfolio rollout takes planning, surveys and DNO applications — so the constraint isn't really the deadline, it's how long the work in front of it takes.

Why landlords are doing this now

It lets properties above the market

A tenant with an EV and nowhere to charge it will filter your property out before they ever enquire. A charge point turns a rejection into a shortlist — and the tenants who own EVs are not usually the ones causing you trouble.

Someone else is paying most of it

75% of each socket up to £500, and the infrastructure funded separately. It's rare for a property improvement to be this heavily subsidised, and it won't be indefinite.

Doing it later costs more

Retrofitting one charger at a time to a block means paying for access, isolation and mobilisation over and over. Ducting a car park once, for all the spaces, is a fraction of doing it twelve times — and the infrastructure grant is aimed squarely at that.

The direction of travel is fixed

Whatever your view on the timetable, the share of tenants arriving with an electric car goes one way. Properties without any charging provision get harder to let, not easier.

EICRs on the same visit

Rented properties in England need a satisfactory Electrical Installation Condition Report at least every five years, and a copy has to go to the tenant. If chargers are going into a portfolio anyway, doing the EICRs alongside saves a second round of access arrangements and tenant letters — which on a portfolio is usually more painful than the work itself.

Landlord grant questions

Either — but not both for the same socket. A tenant can claim £500 once in their lifetime under the renters grant, so if they're paying, that's the sensible route. If you're paying, claim under the landlord scheme and keep the tenant's single lifetime claim intact for wherever they end up next. If you're doing more than one property, the landlord route is the only one that scales.

The chargepoint needs somewhere sensible to serve. A driveway or an allocated bay is straightforward. For terraced properties with on-street parking only there's a separate scheme, but it requires a permanent cross-pavement channel and your local highways authority has to consent to it first. We'll tell you which of your properties fall into which category.

Common on older blocks, and it's exactly what the £30,000 infrastructure grant exists for. We assess the existing supply and spare capacity first, handle the DNO application if an upgrade is needed, and price the infrastructure and the sockets separately so you can see what the grants cover.

No. Claims are made per installation. Most portfolios go in phases — the properties with the easiest supply and the keenest tenants first. The only real constraint is the 31 March 2027 funding date.
