Leeds is a twenty-five minute run for us and one of our busiest patches outside Bradford. It is also, electrically, two completely different cities depending on which postcode you are in — and the work reflects that.
Leeds has the largest surviving stock of back-to-back housing in the country. Thousands of them remain occupied across Harehills, Beeston, Armley, Burley and Holbeck, built through the second half of the nineteenth century and never converted. They are perfectly good houses, but they wire differently from anything else: one external elevation, party walls on both sides, and cable routes that have to work with that rather than against it.
North of the centre the stock changes completely. Roundhay, Alwoodley, Adel and Chapel Allerton have large Victorian and interwar detached and semi-detached houses — more circuits, more spare capacity, and the kind of property where the work is an EV charger, a garden office supply or a full rewire as part of a renovation rather than a repair.
The city centre is mostly conversions — Victorian mills and warehouses turned into apartments around the waterfront, Holbeck and the Calls — plus purpose-built blocks. These have their own pattern: landlord's supplies, communal risers, and consumer units in cupboards that serve more than one flat. Work inside your own flat is simple enough; anything touching a communal arrangement needs the managing agent involved before we start.
And then there is the student belt. Headingley, Hyde Park and Woodhouse (LS6) is one of the densest concentrations of shared housing in the UK, and it is where most of our Leeds compliance work comes from.
If you let a shared house in Leeds, two things apply that do not apply to an ordinary rental. The first is familiar: an EICR at least every five years, a copy to tenants inside 28 days, and remedial work inside 28 days of the report.
The second catches people out. Under BS 7671:2018+A2:2022, socket circuits in an HMO require AFDD protection — arc fault detection devices, which spot the low-current arcing that starts fires without ever drawing enough current to trip a breaker. In an ordinary house AFDDs are recommended. In an HMO they are required. They are not cheap, at roughly £60 to £90 a device, and they are the item most often absent from an older LS6 consumer unit.
If you are budgeting for a licensing renewal, that is the number to know about in advance rather than on the day of the report.

Yes, though it takes longer than a through terrace. With no rear elevation, every cable route comes off the front wall, the party walls or the roof space, and the loft is often divided by a party wall we should not breach. It is a well-understood job — it just needs planning before the floor comes up rather than after.
Regularly, particularly around Roundhay, Alwoodley and the outer suburbs where there is off-street parking. The thing worth checking first is your main fuse: plenty of older Leeds properties are on 60A or 80A, and a 7kW charger drawing continuously is a significant addition. We check that before you order the charger, not after.
