What's in the EICR — and why landlords need one

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require all landlords to have an EICR done at least every 5 years (or change of tenancy) and supply a copy to tenants within 28 days. Penalties for non-compliance are up to £30,000 per breach. The EICR has to be done by a competent person — that's where NAPIT registration comes in.

An EICR is a thorough inspection + test of the fixed electrical installation in the property. We test every circuit individually, sample 100% of accessible socket outlets, inspect the consumer unit, check earthing and bonding, test RCDs, and inspect the wiring for damage / overloading / nonconformity. Any issues are coded:

  • C1 — danger present, requires immediate action
  • C2 — potentially dangerous, urgent remediation
  • C3 — improvement recommended (not failure)
  • FI — further investigation required

A property passes if there are no C1 or C2 codes and no FI codes. C3 codes are advisory only and don't fail the certificate. We can quote any remedial work needed on the spot.
