The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require all landlords to have an EICR done at least every 5 years (or change of tenancy) and supply a copy to tenants within 28 days. Penalties for non-compliance are up to £30,000 per breach. The EICR has to be done by a competent person — that's where NAPIT registration comes in.
An EICR is a thorough inspection + test of the fixed electrical installation in the property. We test every circuit individually, sample 100% of accessible socket outlets, inspect the consumer unit, check earthing and bonding, test RCDs, and inspect the wiring for damage / overloading / nonconformity.
